1.Prices
Prices include continental breakfast and taxes, unless otherwise stated.

2.Minimum period of stay
The min. period of stay is two nights and begins on any week-day. In case the Client wishes to spend only one night at the B&B, he will be charged an extra € 5.00 /8.00 for cleaning and lined. This extra will be applicable only under the Client's acceptance.

3.Booking.
Booking is made by paying a deposit of 30% of the total permanence price (minimum charge is for one night). Payments are to be made through a money transfer or a money order and a fax to be sent to B&b including the details of the booking. Alternatively, you can inform B&B about your credit cards details. Should you not send this information, yout booking will be cancelled.

4.Payment
Payments are to be made in cash once you arrive at the B&B.

5.Deposit
Some B&B request their clients to leave a deposit in case of damage to the property or its contents during the stay. The amount of the deposit is staded in the contract and will be paid upon arrival.

6.Cancellation penalities
In case a client cancels a booking, the following penalities will be applied:
-- 50% of the total amount of deposit, in case of cancellation within 7 days before the arrival date
-- 70% of the total amount of deposit, in case of cancellation within 3 days before the arrival date
-- In case the booking is cancelled later than 3 days before the arrival clients will be charged the whole deposit amount

7.Force Majour
In case the chosen accommodation is not available for reasons that are beyond B&B Roma Service' responsibility, B&B Roma Service reserves the right to arrange for another accommodation with the same services as the one previously chosen

8.Gas and electricity expenses.
Water, gas and electricity expenses for normal use (including heating and air conditioning) are included in the price unless otherwise stated during the booking.

9.Pets
Domestic pets are accepted in some B&Bs/Hotels with the permission of BBRS and the property owner. The Client will be charged an extra €10,00 for cleaning, to be paid upon arrival.

10.Arrival and departure times
Rooms and flats are available from 12.00 a.m.of the arrival days and must be vacated by 10.00 a.m. on the day of departure, unless otherwise stated during the booking.
NOTE: It is very important that you inform us about your expected arrival time at the B&B (either when you book or ASAP), so that we will ensure that someone will be at the B&B at your arrival.

11.Responsibilities of the client or the client's guests
If the client or any client's guest visiting the accommodation causes damage to the property or its contents, the client will be held responsible. The relevant costs will be charged to the client on departure or alternatively will be deducted from the deposit.

12.Number of people
It is forbidden to rise the number of people staying at the accommodation stated during the booking, without previous approval from BBRS. The owner of the accommodation reserves the right to refuse entry to the accommodation if such conditions are not observed and adhered to.

13.Responsabilities of Bed and Breakfast Roma Service.
The descriptions included in the BBRS brochure are true and correct. BBRS declines any responsibility for changes made without BBRS being notified, unless there is a breach to part or the whole contract.
If, for whatever reasons, BBRS cancels a booking for reasons that are beyong its responsibility, BBRS may arrange for a similar accommodation, to be agreed by the client. Should the price of the alternative accommodation be lower than the one previously chosen the difference will be paid back to the client. If, instead, the price is higher, BBRS will be charged for the difference.
In case the parties come to no agreement, they may cancel the contract. In this case, BBRS will return any amount paid by the client to BBRS, excluding any other amounts already paid back to the client.

14.Maintenance
If necessary, the owner or his representative, reserves the right to access the accommodation in order to carry out any urgent maintenance works.

15.Jurisdiction
In case of any dispute regarding bookings or rents, Italian law will apply and the Court of Rome will be the only place of jurisdiction. Signing the contract implies the acknowledgement of the general Terms and Conditions. If any provision of these Terms and Conditions is held by any court or other competent authority to be void or unenforceable in whole or part the other provisions of these Terms and Conditions shall continue to be valid .

16.Privacy
According to law L.675/96 on privacy, all personal details will be used with respect to the provisions established by this law.
